Safe and Decent Areas in Leeds?


Hi, I am looking to buy a property in Leeds but ve a budget of 100K. I wld also like a 2 bed property. This however menas that the areas I can afford are very few. Can anyone give me pointers on these areas as I have seen a few properties there I might be able to afford? Hunslet, Kirkstall, Woodhouse.
Also, any suggestion of areas I should look into would be very great. Thanks and I look forward to hearing from you.

Well, stay away from council estates, some also have private houses very close, Halton Moor, Seacroft, Gipton etc.
There is nothing wrong with those areas, except they are council estates and generally the crime rate is high. You also have to ''fit in'' if you get me.
I'd suggest Kirkstall. Hunslet is pretty rough as the person above said and Woodhouse is pretty close to the Uni, so it is student galore, ok if you want to hear other peoples loud music and constant swearing and shouting down the street!
Another decent area is Colton, but house prices are around 拢160,000, I looked into buying there myself but it is out of my price range too!
You could easily afford a house in Roundhay, but there is quite a few students, but the area is pleasant enough.

Just scroll down a little, you can also click on the area and see a sort of review about how good/bad it is. This last website is general information about Leeds, I'm not sure how good the website is as I haven't browsed it yet, but there may be some useful information on there:

And despite there been some very rough areas in Leeds, mainly the ones which I've mentioned, Leeds is a really good city to live in =) Wish I still lived there!

Of the three areas you mention, Kirkstall is the least unpleasant. Kirkstall and Woodhouse are heavily populated with students, and Hunslet is just rough.

Leeds has lots of racial problems and is not a good area for cheap housing - move outside nearer Wakefield side and get more for your money in a safer nicer area
